  • Do you allow pets?

    We allow both cats and dogs. Maximum of two pets per unit. Breed restrictions apply – contact the office for details.


    Associated pet fees are as follows:

    • Pet Fee: $300 (Non-refundable, due at move-in)
    • Pet Rent: $50/month
  • What lease terms are available?

    12-month lease terms at market rate.

  • How much is the security deposit?

    Security Deposit is equal to one month’s rent.

  • What is the application process?

    • $50.00 per person, all adults 18 or older must apply. Applications will not be processed without the fee. Credit cards not accepted in office, but online only.
    • Other items that will be needed prior to approval:
    • Income must be at least 2 times more than rent
    • At least two check stubs or other form of income
    • Picture ID for all adults over age of 18
    • Landlord references that must be verifiable
    • If applying with another prospective tenant, group application cannot be processed completely until they have applied.
    • All prospective residents are required to Meet or exceed guidelines set by our Management Policy.
  • When is rent due?

    Rent is due on the 1st of each month. A $50 late fee is assessed for payments received after the 5th.

  • How can I pay rent?

    You can pay online via your Resident Portal and have the option to schedule automatic payments with your credit/debit card or bank account. Or you may opt to submit a personal check, money order, or cashier’s check in the onsite drop box.

    Cash is not accepted.

  • How do I enter a maintenance request?

    Maintenance requests can be entered online via your Resident Portal.

  • Does my rent include utilities?

    Yes, utilities are included. There is a flat-rate monthly convenience fee for utilities, including gas, electric, water, sewer and trash.

  • Do I need to set up my own utility accounts when I move in?

    No, except for cable if you so desire. We have arranged to provide utilities for you from day one of your lease that include gas, electric, water, sewer and trash utilities which are all covered by your flat-rate monthly convenience fee.

  • How does parking work?

    Limited off-street parking spaces are available to rent. Please contact the office for more information and availability. Visitors must find street parking.

  • How do I get my security deposit back?

    Hilltop Realty Property Management will mail your security deposit settlement within the 30 days required by Michigan law. To ensure timely delivery, the law also requires you, the resident, to provide a forwarding address to the Landlord within four days of move-out. Your security deposit will be returned less any outstanding rent, utilities, and damages to the property beyond normal wear and tear.
